The Property Letting Company has let and managed many properties in Cornwall but we realise that some Landlords prefer to manage their own properties. Once you’ve agreed a new deal we will complete the tenant referencing, create the tenancy agreement, collect advance tenant monies, undertake any additional services such as Inventory & Check In and arrange for the contracts to be signed.

All the administration capably taken care of. The fee’s fixed. And so are any problems you may have faced in the past.

Our new Landlords U-Let Service helps ensure that your tenancies meet all the new legal requirements for a one off fee per letting of just £75.00, register for this service then:

1. You list your property on propletco.com
2. We handle tenant enquiries and introduce all prospective tenants to you.
3. You get to meet the tenants and show them your property personally.
4. We handle the tenant credit checking and referencing together with the essential tenancy legal and administration details. The tenants complete our Application Form which we then process, conducting full Credit Checks and Referencing.
5. We provide the completed Assured Shorthold Tenancy Agreement, details of Security Deposit Protection (if required), Bank Standing Orders etc.
6. We prepare the Check In Inventory of Condition

To Let Board - Professional agent board erected and removed when let - £25.00
Floorplan - A floorplan of your property - £75.00
Photography - A set of up to 8 digital photographs of your property for you to keep - £50.00
(£25.00 if ordered at the same time as the Floorplan Service)
Check In Condition Inventory - £50.00 - We will attend the Check In and complete the Check In Inventory with suitable photographs or video

PROPERTY ADMINISTRATION

We can also arrange:
Deposit Protection - Protection of Tenants Security Deposit as required by law.
Gas Safety Certificate - A legal requirement for rental properties with gas supplied.
EPC (Energy Performance Certificate) - Legal requirement before you can let out your property.
